The strategy of Emerson Partners is to locate underutilized real estate, contract to obtain rights to the property, entitle the property to increase value, and market the property for sale. Our team of professionals is uniquely qualified to execute this investment strategy as we combine the necessary disciplines to successfully invest in real estate.
Those disciplines include architecture and land planning, financial, legal, management and marketing experience.

Locate
Knowledge of the local market is critical to the success in real estate. Emerson Partners’ contacts in both (1) the fast growing coastal region of South Carolina and (2) the piedmont region of North Carolina provide a competitive advantage. As a company, our focus is in the Southeastern United States.

Contract
Once identified, Emerson Partners evaluates the financial viability of each opportunity and decides if contractual rights will be pursued. If a contract is pursued, a partnership is organized to hold the newly identified asset.

Entitle
The entitlement process involves developing a land use plan that maximizes the property’s potential and then securing the proper zoning that will allow the master plan to be implemented. During the entitlement process, Emerson Partners markets the property to prospective developers who will develop the land by adding horizontal and vertical improvements. The entitlement process is a high risk, time consuming proposition that requires a comprehensive understanding of the local market and the political climate.

Market
The marketplace for Emerson Partner’s offering is created by small to mid-sized developers who want to move into a community but do not want to assume the risk associated with the entitlement process. A developer’s strengths lie in the management of vertical and horizontal improvements and the retail sale of lots, homes, or commercial property to an end user. A developer can maximize their strengths by beginning a project with property that has been properly zoned and entitled so that they can immediately begin making horizontal improvements and selling to an end user.
